Sell Your Utah Home on the Open Market
For many Utah homes, the open market is still the way to get the most money. It asks more of you in time, preparation, and tolerance for uncertainty. Here is what that path involves so you can decide with eyes open.
When is listing my house the better choice?
Listing is usually the better choice when the home is in good or easily improved condition, you have 45 to 90 days, you can accommodate showings, and the expected net after commissions and concessions is meaningfully higher than a direct offer. Competing buyers are the mechanism that produces a higher price.
What a listing requires of you
Preparation and possibly repairs, professional photography, showings and open houses, negotiations, inspections and repair requests, an appraisal if the buyer is financing, and patience through a 30 to 45 day escrow. Done well, it works. It is simply not effortless.
Costs that come out of the price
Brokerage compensation, seller-paid closing costs or concessions, repairs negotiated after inspection, and carrying costs while the home is on the market. A realistic net sheet accounts for all of them.
