Can I sell my house if I have little or no equity?
Yes, but the usual paths get tight. A traditional listing may net just enough to cover the payoff and costs if the home is priced well and shows well. A direct cash sale usually will not, because it is discounted. Alternatives such as a buyer assuming your FHA or VA loan, a subject-to sale, or seller-assisted structures may let you exit without bringing cash, depending on your loan, your lender, and the buyer. If you owe more than the home is worth, a short sale is a conversation to have with your servicer.
Why a cash offer rarely works here
Direct buyers discount for condition, resale costs, and risk. When your payoff is close to market value, that discount pushes the offer below what you owe. Ask for the number anyway so you know, but do not expect it to be the answer.
Where a lean listing can still work
If the home is in decent condition, careful pricing and modest preparation can produce a sale that clears the payoff and closing costs. The margin is thin, so the estimate needs to be honest before you commit.
When an alternative structure fits
Assumable government loans (FHA, VA, USDA) and low interest rates are genuinely valuable to buyers, which can make a loan assumption or a subject-to sale workable where nothing else is.
