Your situation

I Need Access to My Home Equity Quickly

When you need money from the house quickly, selling is one answer but not the only one. It is worth knowing what a fast sale would actually net before assuming it is the best route.

Is selling the fastest way to get equity out of my house?

Selling is often the fastest way to convert all of your equity to cash, but a home equity loan, HELOC, or cash-out refinance can sometimes deliver funds in two to four weeks without giving up the property. Which is better depends on how much you need, your credit and income, and whether you want to keep the home.

Selling versus borrowing

If you need a portion of your equity and can qualify, borrowing against the home may cost far less than selling at a discount. If you need all of it, cannot qualify, or no longer want the property, a sale makes more sense. Andrew will tell you when a lender or another professional is the better first call.

What a fast sale nets

A direct offer is not the same as cash in hand. Payoffs, liens, prorated taxes, and closing costs come out first. Andrew prepares an estimated net sheet for any direct offer so you can compare it honestly with a listing and with non-sale alternatives.

Which option fits

A direct sale tends to fit when

  • You need most or all of your equity within weeks
  • You do not want to keep the property
  • Borrowing is not available to you

Listing tends to fit when

  • You can wait 45 to 90 days
  • The house shows well or can be prepared affordably
