Cash and As-Is Home Sales in Utah
A direct, as-is sale is the right answer for some homeowners and the wrong answer for others. Here is how it works, how the offer is built, and how to judge whether it fits your situation.
Will a cash buyer pay market value for my house?
Usually not. Cash and as-is buyers generally discount their offers because they take on property condition, resale, holding, financing, and market risk. The discount buys you speed, certainty, and no repairs. Whether that trade is worth it depends on your priorities and the size of the gap.
How a direct offer is calculated
Most direct buyers estimate what the home would sell for after repairs, then subtract repair costs, holding costs, selling costs on the back end, a margin for risk, and their required return. The result is an as-is price. Andrew shows this math rather than hiding it.
What as-is means in Utah
As-is means the buyer accepts current condition and does not request repairs or credits. It does not remove the seller's obligation to disclose known material defects. It also does not mean you must clear out the property; many direct buyers take contents.
What a direct sale is good at
Speed. Certainty. No showings. No repairs. Flexible closing and possession. The ability to solve complicated situations (tenants, probate, liens, condition) that would stall a retail sale.
