- Will a cash buyer pay market value for my Utah house?
- Usually not. Cash and as-is buyers generally discount their offers because they are accepting property condition, resale, holding, financing, and market risk. If maximizing price is your primary objective and you have sufficient time, selling on the open market may be a better option.
- Do I have to sell to Andrew if I request my options?
- No. Requesting your options is an evaluation, not a commitment. You may decide to accept a direct offer, list the property, pursue a different structure, or do nothing at all.
- Is Andrew a real estate agent or an investor?
- Both. Andrew Hasser is a Utah-licensed real estate agent and an active real estate investor. That is why he can compare a direct purchase against a listing instead of offering only one product. Requesting information does not create an agency relationship; representation only exists once a written agreement is signed.
- How quickly can a direct sale close in Utah?
- A direct cash purchase can often close in as little as one to three weeks once title work is complete, depending on the title company, liens, occupancy, and any probate or estate requirements. Timelines are estimates and depend on the specific property.
- What does selling 'as-is' actually mean?
- As-is means the buyer accepts the property in its current condition and the seller does not make repairs or offer repair credits. In Utah, sellers are still expected to disclose known material defects; as-is describes the repair expectation, not the disclosure obligation.
- What if listing my house would net me more money?
- Then Andrew will tell you. If your circumstances allow the time and preparation a listing requires and the open market is likely to produce a meaningfully higher net, that is the recommendation you will hear.
- Which areas do you serve?
- Homeowners throughout the Salt Lake Valley and Northern Utah, including Salt Lake County, Davis County, Weber County, and Box Elder County. Not in those areas? Andrew can still jump on a call, and might make the drive!
- Is there any cost to compare my options?
- No. There is no fee to request an evaluation of your options and no obligation to proceed.
- How do cash buyers determine their offer?
- Most direct buyers start from an estimated after-repair value, then subtract expected repair costs, holding and transaction costs, a margin for risk, and their required profit. The result is typically below what a well-presented home would sell for on the open market.
- Can I sell my Utah house before foreclosure?
- In many cases, yes. Until the trustee's sale is completed, a homeowner can generally sell the property and pay off the loan from the proceeds. Timing matters, and a short sale may be needed if the loan balance exceeds the sale price. - Do I need to finish probate before selling an inherited house in Utah?
- Typically, a personal representative must be appointed by the court before the estate can convey title, although a listing or offer can often be lined up in parallel. - Can I sell a rental property with tenants in place?
- Yes. The lease generally transfers to the new owner. Investors frequently buy occupied rentals, while retail buyers usually prefer vacant possession. Which path nets more depends on the lease terms, the tenants, and the property's condition.
- Should I repair my house before selling?
- It depends on the repair's cost, how much value it recovers, your timeline, and whether you can fund it. Cosmetic updates in a retail-ready home often pay back; major structural or system repairs in an otherwise dated home frequently do not. Comparing an as-is number against a post-repair listing estimate answers the question with numbers instead of guesses.
