Your situation

My Utah Listing Expired. Now What?

A listing that did not sell is frustrating, but it is also information. The market told you something about price, condition, or presentation, and the next step should respond to that message.

Why didn't my house sell?

Homes that fail to sell are almost always overpriced for their condition, presented poorly relative to competing listings, or restricted in access for showings. Occasionally a specific defect surfaced in inspections and scared off buyers. Identifying which applies determines whether a relist, a repair-and-relist, or a direct sale makes the most sense.

Diagnose before you decide

Review showing activity, feedback, days on market, and any failed contracts. Low showings usually mean price or photos; showings without offers usually mean condition or price; failed contracts usually mean inspection or appraisal issues.

Relist, repair, or sell direct

If the fix is price or presentation, a well-executed relist can succeed. If buyers rejected a costly defect, a direct as-is sale may net more than another round on the market after accounting for repairs, carrying costs, and time.

Which option fits

A direct sale tends to fit when

  • Inspections revealed costly problems
  • You are out of time or patience
  • The property does not appeal to financed buyers

Listing tends to fit when

  • The problem was price or marketing
  • The house shows well
  • You can wait through another listing period
